The Listing & Sale of Buroak Ridge

Wow... what a journey filled with lost of hard work and we wondered if it would all be worth it in the end?

We partnered with Brigitte, off course. We had done our homework and were pretty confident on the price we wanted to list at. After all we had been closely following the market for 2 years and had actually stayed pretty engaged with real estate for the past decade that we had lived here. Megan was out of town for a work meeting that week so on Thursday, March 31, 2016, we went live on Realtor MLS as a "Coming Soon," listing. We made it available for showings starting 2 days later on Saturday morning. In that 48 hours, we received several calls asking to show it early but we stayed true to Saturday appointments and started booking from 8AM - 6PM, pretty much back to back. We loaded up early that Saturday morning, knowing that we had listed high but also knowing that we had one amazing 1 story house that was highly upgraded and in the most amazing community.

We received texts and pictures all day long from our neighbors, Corky and Evelyn. They were our spies, even telling us when people were there that didn't have an appointment. We finally returned home very late, after dark, on that Saturday night and had several more appointments and second showings setup for Sunday. On that Saturday early afternoon, Brigitte had already received heads up that offers would be coming in. Since she knew pretty quickly, we would be in a multiple offer scenario, she set Sunday at 6PM as all final offers must be in.

As we got the kids tucked in bed late that Sunday, Brigitte came over and we had a lot to go through so that a decision could be made. While we were opening the computer at 9PM, I remember still having offers coming in. We boiled it down to the best.


































Ultimately, we listed the house high, at $433,900 after purchasing it in Feb 2005 for $290,000. After multiple bids, we ended up accepting a cash offer of $452,000 but after the inspections and us giving $4,000 back for repairs, in the end, we ended up getting  $447,000 plus $6700 of the buyer's commission back (due to the buyer being a realtor), which is $156.72/sq foot. 
-The highest ever in Oakwood in last 24 months was $134 sq feet. 
-And all time in Oakwood is $138/sq ft 3 years back. 
-The highest comparable in entire area (area 6) was $152/sq feet about 6 months ago, so we feel very blessed and happy.
